Renovating For a Rent Increase
This 50 year old house which features 3 rooms one bathroom and separate toilet will start a new life this month as I start a cosmetic renovation to help give it more life and allow hopefully a better loving/caring tenant to look after and create a fantastic life in this lovely house located 15Kms south of Perth.
This house was bought with a specific strategy that would help create income, grow and have multiple options to help me hold, profit and grow my current property Portfolio. Never did I expect the time would come that I would have to renovate it so soon as the tenants decided to leave leave after living here for 7 years.
The Perth Market is hot and rentals in the area have increased; however the current tenants were not happy to pay more and said the house was a ‘ S**t Hole’. So its now going to be renovated and cleaned up so new tenants can love and look after this amazing character home on a huge block.
The current house just needs a really good clean inside and out which you can see from the photos below;
I went to the house recently and just used a damp clothe and dishwasher soap and the results were amazing, check out the pictures above and you can see what abit of elbow grease can do. Imagine if I had used sugar soap and a sponge or low grit sandpaper. The walls would be brand new.
By going to the house and cleaning multiple surfaces I’ve decided; and the painter and handy man agree that a lot can be saved/not renovated. Just by cleaning the walls, I am saving over $1500 dollars in painting the living areas and around $500 in painting the kitchen cabinets which I had planned to do.
The garden itself needed and still needs some work; as the tenants have let the grass over grow and never mow it. The Backyard is around 400m2 so I wouldn’t expect much but the amount of growth on the side walls and into the house drains outside is crazy. Below are some pictures of the house before and after I went in with a heavy duty whipper snipper. I’ve also given the tenants an old whipper snipper I found and fixed up but they don’t seem to use it.
